12South, Edgehill or Berry Hill? 17 Apartment Buildings, From a 1930 Two-Story to 2025 Openings

South of downtown and Music Row, 12South, Edgehill and Berry Hill form one of Nashville’s most varied apartment areas. This directory lists 17 buildings there with 3,080 apartments in total. The oldest was built in 1930 and two opened in 2025. No building is taller than six floors, and several have fewer than 100 apartments, so the area feels different from the towers of the Gulch or downtown.

Short answer: The 17 buildings split into three groups: newer four- to six-story buildings along 8th Avenue South near Berry Hill (about 1,600 apartments), newer buildings in Edgehill and along 12th Avenue South (about 1,100), and five small older buildings from 1930 to 1982 (375 apartments). WeGo Routes 17, 8 and 77 serve the area. See all 17 on the 12South / Edgehill / Berry Hill page.

8th Avenue South and Berry Hill

The largest cluster of apartments sits along 8th Avenue South and the streets around Berry Road. Five of its six buildings were built from 2013 to 2024. Berry Hill is its own small city inside Davidson County, so ask the leasing office whether a given address falls inside its limits.

Practical tips

  • Older buildings: two-story buildings from 1930 to 1968 rarely have elevators. Ask about stairs, laundry setup, window age and how heating and cooling are billed.
  • Newer buildings: The Reservoir and 10th and Park opened in 2025. Ask whether move-in concessions are offered and how long they last.
  • Parking in 12South: 12th Avenue South is a busy retail strip. Ask whether parking is assigned, gated or extra.
  • Bus commute: if you plan to ride WeGo, check Routes 17, 8 and 77 (Thompson–Wedgewood) against your building’s address.
  • Lease basics: our Tennessee lease guide covers deposits and rent rules.
